1st flip update...

I've had a very long day at the Seagull property... We're on the home stretch to get this project finished & on the market. I've been having a wonderful time working with John {contractor} & Ron {painter}... Thanks guys for making work fun!
I know I haven't shown you any inside pictures yet... I wanted each room to be done so you could see the dramatic before & afters. Well, here's the sun porch before & after {floor not painted yet}! Look at these lovely before photos. WOW or should I say VA VA VOOM {the previous owners like color}!

Paint makes such a HUGE difference...
I love this room because it's so calm & cool now... I can see myself sitting on this porch & just relaxing {reading a book}! The old colors actually made me very nervous & jumbled {kind of dirty too... don't ask why it just did} Taking a room to this really makes me feel good... Hope the new buyers agree!

Before & After...

Remember this post {here} ...


Well, Here's my hair almost 4 months later air dried {no flat iron, hair dryer or brush}. I didn't use anything at all. I love having my hair straightened. I will admit right after I get it done for about 5 days... I'm miserable {hate it}. Not being able to shower, put my hair up in a pony tail or even wear a hat to conceal the stick/bone straight look that it gives... Once I can take a shower & my hair relaxes... I'm good to go! But in the long run {1 year} my hair is so manageable & easy for me to deal with. Thanks Japanese straightening treatment! See you next September!

little problem



Hello my Blogger friends... I don't want you to think that I'm a flake or a talker because I haven't shown you pictures of the kids bedroom. Their is a little problem... The paint color that I picked out is wonderful, but I got an Ace Hardware paint... OH MY GOSH don't ever get that paint. I'm not one to really bash or put down, but it's sooooo awful! My guys have been painting for almost 7 plus years with us at the rustic rooster & have never hit a problem like this. Never! The furniture was prepped, primed & painted properly. Everything just pealed off... Not good! I have to have everything re-painted again. I've put the project on hold because I have other things on my plate right now. Sorry kids your room is second right now. Soon hopefully soon.... Just wanted to keep you all in the loop.

Can't get enough of geraniums... I really enjoy their beauty! You know I've touched a property when you see Geraniums... Red or white. Geraniums keep up the good work! Grow, grow, Grow... Make me proud!

We feel so fresh & clean inside! Why didn't we do it earlier {I know why, it wasn't in the budget}. Now I wonder who's going to be the "first" one to ding, mark or scratch the walls. Hmmmmm I wonder? Of course it won't be me {I'm perfect}! LOL

what's wrong with me


I think Something might be wrong with me... I've become {slightly} obsessed with classic shingles, coastal shutters, white picket fences, wrap around porches, climbing roses, french doors, diamond windows, dutch doors, carriage lights, soap stone, carrera marble, blue/green slate... used brick, linen, basket weave patterns... Oh My! I think I might have a fever... Call the doctor!

I rarely see this look here in San Diego so I have to dream {i actually put myself to sleep designing homes like this} about it or hope I get a design client that appreciates & loves that look. All custom! If you do see it... {it does happen} Cherish the precious moment that you have with it. Hold it & care for it... Because it's rare. Take a picture & send it to me! Please!!!

Ok, The fever's back... Look at the porches ceiling. Am I alive... ? It's in High gloss too!

I'm seeing things... I think I have to jump right in. Wouldn't you love to throw a huge backyard party here with blue & white pottery filled with hydrangeas as the center pieces. Yes!

Why do you... me... they... them... everyone like this kitchen? Because it's clean looking... White & fresh!
I think I need to see a doctor... or win the lottery to build my DREAM home.. One day! It will happen. 7-11 I'll see you tomorrow to buy my lottery ticket!

so lucky

I'm lucky & able to say that I have the greatest parents in the whole wide world & their still happily married & so in LOVE. I hope to still have their happiness & love 20, 30, 40 ... etc. years into my marriage. It's so cute to see them talk {no joke} 5 to 10 times a day {everyday} together! They're also true BFF's! Love you mom & dad! Thanks for everything that you have given me, shared with me & taught me. I wouldn't be the woman I am today if it wasn't for the two of you. Love, love, love, you both... So Much!

1st flip update...

:: BEFORE ::


:: AFTER 1 ::
The exterior has been painted... Cape Cod Gray, with white trim & all the doors are painted black. Ahhh those words are music to my ears! All the overgrown greenery {look here to see old picture} has been removed. The landscaper is coming tomorrow... I've suggested rosemary, lavender, ferns, white geraniums, moss... You see where I'm going with this garden {classic, coastal, cottage}. We're still using all the old bricks & laying them in a basket weave pattern. How exciting! I ordered all the faucets & sinks today from the greatest place on earth, Ferguson. Everyone should go there who wants excellent service {ask for Rob {great guy} at the Mercury St. Location... Let him know I sent you}, quality & fabulous pricing. I don't go anywhere else... No one compares AT ALL! Sorry back to the house. It's coming a long. Tile has been picked... Will be laid Tuesday. Can't wait to see that. I pick out exterior & interior lighting & hardware tomorrow. Ohhh big black carriage lights on either side of the entry door. I can see it now! Loooooovvveeeeee it! Soon you will see the interior... Soon! This house is set to be completed Jan. 15th & then Sell, Sell, Sell {any buyers?}! Enjoy... This project is so much fun!

{long day}

Went for a run {1 of my new years resolutions} this morning & felt great afterwords! Ready to start my day with energy!

Went to work {I was kind of excited... I LOVE what I do}


The rooster re-opened from our little Christmas & New Years break! Yaaaa we're back & look great! I was {we all were} so busy at the store {cleaning, selling & catching up on tons of stuff} that I forgot to take a picture of the new, nice, clean & perfect walls {thanks Jeraldo}... Sorry! Maybe tomorrow I will. I do know I have to photograph all the new pieces of furniture that just came in. Will post those tomorrow... Check back to see all the new goodies {furniture & accessories}


Took the kids to the park... We walked there so mommy could get more exercise! Like the helmets... Ryan got a skateboard for Christmas so we were prepared {as much as we could be... 911 was on speed dial, just in case}. What am I doing giving a 21 month old a skate board... I do think I'm crazy. But, he loves it... That's my BOY!

Ryan had the death grip on his skateboard. He wouldn't let anyone touch it! In this picture he was telling Taylor to back off... {That's the norm}.

Got home & wanted Taylor's swim bag on the table...


Threw a tantrum & freaked out!



I got my trusty apron out & started creating dinner...





Now it's time for ME & Mr. Wine!
Its been a long day... But, LOVED it!

1.) Brought the red from the island over to the bar stools {nice follow through}
2.) Added glass cabinets to help the kitchen still feel open {plus nice display for china...etc.}
3.) Deep enough eating surface
4.) Simple & smooth counter tops {not busy & distracting}
5.) Like the texture on the bar {beaded board}
:: Bathroom ::
1.) Kept the bathroom simple & white {can change it up with towels...etc. throughout the years}
2.) Beaded boarded {that sounds so awkward to say} the walls {nice touch}
3.) Put wood flooring in the bathroom {no rules... Good one}
4.) Tied the mirror with the floor {remember red island & red bar stools}
5.) Bathtub, bathtub, bathtub... Need I say more!

:: Master Bedroom Closet ::
1.) Wood floors
2.) In closed all the closets with doors {no one needs to see your mess}
3.) Added a chaise lounge to sit when tired of trying on all your clothes {or hubby can sit too}
4.) Added lights in "each" closet so you can see your clothes
5.) Classic latches like the kitchen cabinets {follow through}

{dirty rooster}

Look at these walls... OMG... They're awful!
That's 10 years of retail abuse {loved putting "every" hole into the wall}!
The rustic rooster is getting painted {interior}! I'm so excited to see it all done... But, not looking forward to the clean up of all the dust. OK, I'm going to stop now because something beautiful is happening! When the walls are all done I will show you... Or here's an even better of an idea, STOP BY!

{a fresh start}

How can you NOT start 2010 off right living here... Beautiful, Sunny North County... Encinitas. I moved to San Diego in 1994 & have never looked back. I lived down south because I went to San Diego State {amazing & so much fun} for college & then ended up in Encinitas as a store owner, wife & mother of 2. Wouldn't change my life for the world. I do have to say North County is the most magical & special place on earth.

January 1st started off perfect...
Ryan got a new Radio Flyer Tri-cycle for Christmas {ok, a little bit before Christmas {I couldn't wait to give it to him}} so we're trying to teach him how to ride it... Sean strapped his leash from his surfboard on it... So we could pull him. Yaaa that was a disaster... Tomorrows another day! Practice makes perfect!

Taylor riding her heart out. We got Taylor this old vintage Schwinn Cruiser {check it out here}... I think she will be getting a new bike {light & fresh, something real for her to have fun with}. Not that she can't ride it... It's so heavy so it's very hard for her to ride. But, Taylor does pretty well under the circumstance. I think if she rode her bike everyday for a week she would shed 10 pounds. I need to ride that thing.. HA HA HA

Well, well, well... Ryan found my worst nightmare... A cat {I have massive allergies to cats & dogs... BAD}! The pictures were pretty cute though... You should have heard me, "Ryan, be nice... Gentle". He did listen. Thank God Ryan didn't want me to hold him after he played with that cat. Don't get me wrong I like animals I just can't be around them. {boo}

Now the morning is done... Ryan is running to the car.
As my mother & father call it... We ran the dogs this am... Now it's time for Ryan's nap. Nice!
